Eco-Friendly Painting Options


It used to be that there were only a handful of options when it came to eco-friendly painting. Now there are more brands out there than ever giving customers a greener option when choosing paint colors. My favorite though, would have to be Benjamin Moore's Natura® Interior Paint.

Be Bold, Not Beige

That's Ikea's catch phrase, I know, but it is also one that best describes my style. I love big punchy colors and I've learned not to be afraid to try them out on my walls. Paint is the quickest, easiest, cheapest makeover you can give your house, so take a deep breath and plunge right into that bright new hue you've been dying to try.

To give you a little push, let me share with you Pantone's Color of the Year for 2010: Turquoise


I know it seems a little drastic to splash turquoise all over your walls, but consider this gorgeous tone from Benjamin Moore that Pottery Barn uses for a bedroom

The color is Schooner, and it gives a bright punch of color that pairs beautifully with crisp white bedding and little pops of color in the wall decor and throw pillows.

Neighborhood Spotlight #1: Agritopia


Today we're visiting one of my favorite neighborhoods, Agritopia. Located on Ray Road between Greenfield and Higley, Agritopia was built on the Johnston Family's Farm. It boasts over 300 homes, The Coffee Shop, a self serve farmers market, a Christian School, and Joe's Farm Grill (which was featured on HGTV's Diners, Drive-Ins, & Dives). The community website describes as "an effort to design and build a neighborly community around an urban farm. The project is under construction and is being built in the Town of Gilbert on a farm owned by the Johnston family. Driven by principle rather than economics alone, the project attempts to solve several problems common in current development neighborhoods lacking character and livability and the complete elimination of Arizona's agricultural heritage. "

There are two different series of homes in the community, the Classic Series (which are larger homes with 6 different floor plans) and the Cottage Series (smaller homes with 5 different floor plans). Each floor plan has approximately 4 elevations, which ensures a diverse but cohesive looking neighborhood. Built by Scott Communities, Agritopia's architecture has both a quaint charm and a modern aesthetic. It would be the perfect place to call home.

There are currently homes for 19 sale in Agritopia. This is one of my favorites:

8 Steps to Buying a Home

Are you thinking about buying your first home? If you are, you may not be exactly sure about the process and what buying a house entails. I'm here to tell you about the eight steps to buying your next home:


Step 1: Decide to buy.
Although there are many good reasons for you to buy a home, wealth building ranks among the top of the list. We call home ownership the best “accidental investment” most people ever make. But, we believe when it is done right, home ownership becomes an “intentional investment” that lays the foundation for a life of financial security and personal choice. There are solid financial reasons to support your decision to buy a home, and, among these, equity buildup, value appreciation, and tax benefits stand out.

Base your decision to buy on facts, not fears.
If you are paying rent, you very likely can afford to buy
There is never a wrong time to buy the right home. All you need to do in the short run is find a good buy and make sure you have the financial ability to hold it for the long run
The lack of a substantial down payment doesn’t prevent you from making your first home purchase
A less-than-perfect credit score won’t necessarily stop you from buying a home
The best way to get closer to buying your ultimate dream home is to buy your first home now
Buying a home doesn’t have to be complicated – there are many professionals who will help you along the way

Step 2: Hire your agent.
The typical real estate transaction involves at least two dozen separate individuals – insurance assessors, mortgage brokers and underwriters, inspectors, appraisers, escrow officers, buyer’s agents, seller’s agents, bankers, title researchers, and a number of other individuals whose actions and decisions have to be orchestrated in order to perform in harmony and get a home sale closed. It is the responsibility of your real estate agent to expertly coordinate all the professionals involved in your home purchase and to act as the advocate for you and your interests throughout.

Seven main roles of your real estate agent

A Buyer’s Real Estate Agent:
Educates you about your market.
Analyzes your wants and needs.
Guides you to homes that fit your criteria.
Coordinates the work of other needed professionals.
Negotiates on your behalf.
Checks and double-checks paperwork and deadlines.
Solves any problems that may arise.

Eight important questions to ask your agent

Qualifications are important. However, finding a solid, professional agent means getting beyond the resume, and into what makes an agent effective. Use the following questions as your starting point in hiring your licensed, professional real estate agent:
Why did you become a real estate agent?
Why should I work with you?
What do you do better than other real estate agents?
What process will you use to help me find the right home for my particular wants and needs?
What are the most common things that go wrong in a transaction and how would you handle them?
What are some mistakes that you think people make when buying their first home?
What other professionals do you suggest we work with and what are their credentials?
Can you provide me with references or testimonials from past clients?

Step 3: Secure financing.
While you may find the thought of home ownership thrilling, the thought of taking on a mortgage may be downright chilling. Many first-time buyers start out confused about the process or nervous about making such a large financial commitment.

From start to finish, you will follow a six-step, easy-to-understand process to securing the financing for your first home.

Six steps to Financing a Home
Choose a loan officer (or mortgage specialist).
Make a loan application and get preapproved.
Determine what you want to pay and select a loan option.
Submit to the lender an accepted purchase offer contract.
Get an appraisal and title commitment.
Obtain funding at closing.

Step 4: Find your home.
You may think that shopping for homes starts with jumping in the car and driving all over town. And it’s true that hopping in the car to go look is probably the most exciting part of the home-buying process. However, driving around is fun for only so long – if weeks go by without finding what you’re looking for, the fun can fade pretty fast. That’s why we say that looking for your home begins with carefully assessing your values, wants, and needs, both for the short and long terms.

Questions to ask yourself
What do I want my home to be close to?
How much space do I need and why?
Which is more critical: location or size?
Would I be interested in a fixer-upper?
How important is home value appreciation?
Is neighborhood stability and priority?
Would I be interested in a condo?
Would I be interested in new home construction?
What features and amenities do I want? Which do I really need?

Step 5: Make an offer.
When searching for your dream home, you were just that – a dreamer. Now that you’re writing an offer, you need to be a businessperson. You need to approach this process with a cool head and a realistic perspective o your market. The three basic components of an offer are price, terms, and contingencies (or “conditions” in Canada).

Price – the right price to offer must fairly reflect the true market value o fthe home you want to buy. Your agent’s market research will guide this decision.

Terms – the other financial and timing factors that will be included in the offer.

Terms fall under six basic categories in a real estate offer:
Schedule – a schedule of events that has to happen before closing.
Conveyances – the items that stay with the house when the sellers leave.
Commission – the real estate commission or fee, for both the agent who works with the seller and the agents who works with the buyer.
Closing costs – it’s standard for buyers to pay their closing costs, but if you want to roll the costs into the loan, you need to write that into the contract.
Home warranty – this covers repairs or replacement of appliances and major systems. You may ask the seller to pay for this.
Earnest money – this protects the sellers from the possibility of your unexpectedly pulling of the deal and makes a statement about the seriousness of your offer.

Step 6: Perform due diligence.
Unlike most major purchases, once you buy a home, you can’t return it if something breaks or doesn’t quite work like it’s supposed to. That’s why home owner’s insurance and property inspections are so important.

A home owner’s insurance policy protects you in two ways:
Against loss or damage to the property itself
liability in case someone sustains an injury while on your property

The property inspection show expose the secret issues a home might hide so you know exactly what you’re getting into before you sign your closing papers.
Your major concern is structural damage.
Don’t sweat the small stuff. Things that are easily fixed can be overlooked.
If you have a big problem show up in your inspection report, you should bring in a specialist. If the worst-case scenario turns out to be true, you might want to walk away from the purchase.

Step 7: Close.
The final stage of the home buying process is the lender’s confirmation of the home’s value and legal statue, and your continued credit-worthiness. This entails a survey, appraisal, title search, and a final check of your credit and finance. Your agent will keep you posted on how each if progressing, but your work is pretty much done.

You just have a few preclosing responsibilities:
Stay in control of your finances.
Return all phone calls and paperwork promptly.
Communicate with your agent at least once a week.
Several days before closing, confirm with your agent that all your documentation is in place and in order.
Obtain certified funds for closing.
Conduct a final walk-through.

On closing day, with the guidance of a settlement agent and your agent, you’ll sign documents that do the following:
Finalize your mortgage.
Pay the seller.
Pay your closing costs.
Transfer the title from the seller to you.
Make arrangements to legally record the transaction as a public record.
As long as you have clear expectations and follow directions, closing should be a momentous conclusion to your home-searching process and commencement of your home-owning experience.


Step 8: Protect your investment.
Throughout the course of your home-buying experience, you’ve probably spent a lot of time with your real estate agent and you’ve gotten to know each other fairly well. There’s no reason to throw all that trust and rapport out the window just because the deal has closed. In fact, your agent wants you to keep in touch.

Even after you close on your house, you agent can still help you:
Handle your first tax return as a home owner.
Find contractors to help with home maintenance or remodeling.
Help your friends find homes.
Keep track of your home’s current market value.
Attention to you home’s maintenance needs is essential to protecting the long-term value of your investment.

Home maintenance falls into two categories:
Keeping it clean: Perform routine maintenance on your home’s systems, depending on their age and style.
Keeping an eye on it: Watch for signs of leaks, damage, and wear. Fixing small problems early can save you big money later.

Follow these steps and you will make one of the biggest decisions of your life a whole lot easier.

Dream Houses-Edition #1 Southern California



Welcome to the first edition on Dream Houses where if I was a bajillionaire I would scoop up all of these and be the happiest homeowner on the planet. These 3 houses are in Southern California, where I just got back from vacation. The heat here in Phoenix is making me long for a nice vacation home..........

First up: Marilyn Monroe's Brentwood House.

I found this on Hooked on Houses (which is an amazing blog-check it out!) The owners are asking 3.6 million. It's Spanish Revivial style is nice sized and stylish with it's 4 bedrooms, 3 baths and 2,600 square feet. Go here for more details!

Next: This lovely Mid-Century Modern gem from Curbed

"A 1,697-square foot two-bedroom on Mulholland Drive, this 1950s home is listed at $1.995 million" Gorgeous.

Last up for today is this Anaheim Bungalow just close enough to Disneyland. I would buy a season pass and go every weekend if I owned this home.

Found via California Bungalow, it was built in 1920 in the Airplane Bungalow style, with 4 bedrooms and 3 baths for $550,000. Sigh.

Home Decor Trend & Shop Locally AZ

One of my daily blog reads Jaimee Rose of the Arizona Republic had an entire post yesterday dedicated to the hot new decor trend Vintage Industrial. Everything she shared in her post was gorgeous, including this desk from Restoration Hardware.


She highlighted the new Domestic Bliss sister store Found which is in downtown Mesa and is filled with gorgeous things. I still hadn't been so I decided today was the day to take a peek inside. Good heavens, the place is GORGEOUS and filled with tons of amazing things to fill your house with Vintage Industrial goodness. *Please excuse the terrible pictures, they were taken with my iphone






Also, she highlighted a local Etsy seller VintageIndustrial who's online store is filled with amazing tables to put in your own house. They are practical, chic and popping up in gorgeous homes everywhere. I am loving them because they are virtually indestructible which is a must for a house with 5 children.


After digging around on craigslist I found a little shop called Steampunk which is located in the Scottsdale Marketplace at 6310 N. Scottsdale Rd. , South of Lincoln on Scottsdale Rd. (Back entrance if just southeast of AJ's) in Paradise Valley, Arizona . I must go and see what kind of treasures they have!

I have to do some more investigating on this new Steampunk/Vintage Industrial trend and report back with more home decor finds! Stay tuned!

Big News-Tax Credit Extended!

I got this news last week while I was on vacation and I'm so excited to share it with you all! Those of you that were bummed that you missed the deadline in April now have a second chance at receiving your own tax credit for new homebuyers! After a close brush with the deadline, Congress has passed an extension of the Homebuyer Tax Credit closing deadline, the Homebuyer Assistance and Improvement Act (H.R. 5623). The extension applies only to transactions that have ratified contracts in place as of April 30, 2010 that have not yet
closed. The legislation is designed to create a seamless extension the new closing deadline for eligible transactions is now September 30, 2010. There is will be no gap between June 30 and the date the President signs the bill into law.
NAR worked closely with Congressional leaders on both sides of the aisle to enact this important legislation. Extending the Tax Credit Closing deadline will help provide additional stability to real estate markets across the nation.

Painting Tips, Tricks, & Help

There are people out there that can pick out a paint color in 2 seconds flat and they can brush it on their walls themselves and their home will look spectacular. I am not one of those people. I agonize over the color itself for months, then make 5 trips to home depot just prepping alone. Once I begin painting it's another 10 trips to buy extra paint, extra supplies, then 5 more gallons of a new color because the first didn't look quite right. Well, I'm here to take some of the guesswork out with these helpful tools

1) HGTV's Find Your Color Page
Here you can find a ton of references to help you pick just the right color with Create a Perfect Palette, A Gildden Expert Color Guide, Color Personality Quizzes, and sooooo much more. They have photo galleries, videos, and tons of article to give your home the color you crave.

2) Pottery Barn's Benjamin Moore Colors
If you're like me, you've flipped through the Pottery Barn catalog a million times and thought "I want my ______ to look just like this". Well, now you can find out the exact paint color they use in their catalogs and replicate their gorgeous rooms in your own homes! This is a tried and true system-my living room is their Santorini Blue and I love love love it.

3) Behr's Color Smart Website
Here you can check out examples of the hundreds of Behr colors, and pick the exact shade that's right for you. You can order color samples (always a good idea to give the color a test drive on one wall to make sure you love it) and learn about the different products Behr has to offer. They have an idea gallery filled with photos of their gorgeous colors and a project center so you can the right paint for the job at hand. Their color trends for 2010 article is awesome too, my favorites are the Soft Structure and Farmhouse Craft Palettes.



4) And last but not least, you'll want a professional painter to help you with your work. I cannot tell you how many times I've walked into a home and thought, "Well, it's ok, but the paint job in here is a mess. They didn't cut in well, there's a huge gap between the ceiling and wall, or there's streaks or brush strokes visible, or they got paint on the window trim or baseboards". These things are extremely noticeable and are very distracting to the overall look of the home. Good painting is hard to achieve, a great paint job is rarely possible without the care and dedication of a professional. Neighborhood Spotlight #1: Finley Farms

Welcome to the first edition of Neighborhood Spotlight! Every week I will be highlighting some of my very favorite places in the valley. You can get an idea of what is currently out there for sale and what the area has to offer! If you have a specific neighborhood you'd like me to showcase, give me a call and I'll feature yours!


First up is Finley Farms in Gilbert, AZ which is located on Val Vista & Elliot Rd. I had the pleasure of hosting an Open House in this lovely neighborhood a couple months ago and I must say it seems like a wonderful place to call home. Right now there are 22 houses for sale in the subdivision ranging from $119,000- $399,900. An agent from my office, Keller Williams Legacy One, has this listing in Finley Farms:
